We acquire single-tenant, long-term (20+ yr) sale-leaseback agreements on key communications hub properties across the U.S. MCFIRE Fund 1 will be a $250M offering assembling a portfolio of these specialty properties by geography & tennant.These low risk lease agreements generate stable / growing 9–10% cash-on-cash returns and 10–15% IRR —without the volatility of traditional technology investments or risks of office, storage, retail or multifamily CRE ownership. Investors get tax treatments that offset most, if not all of the taxable income, with virtually no exposure to maintenance, repair, vacancy, or lease churn.
