Manage development teams, including architects, engineers, general contractors, and legal counsel, through design, closing, and construction. Regularly update project financial models, including budgets, pro formas, and construction-period cash flow. Oversee project budgets (hard and soft costs) from financing to cost certification.Solicit and negotiate proposals for Low Income Housing Tax Credit (LIHTC) equity investment, construction loans, and permanent loans, in collaboration with the Vice President of Real Estate Development. Negotiate legal documents such as the Operating Agreement and Loan Agreement with outside counsel and VP of Real Estate Development.Collaborate with design teams to review construction plans, ensuring alignment with Homeport’s design standards, budget, and permit requirements. Ensure compliance with financing guidelines, particularly from the Ohio Housing Finance Agency. Oversee sustainable design certification (e.g, LEED, Enterprise Green Communities).Obtain cost estimates from contractors and assist with negotiating construction contracts. Set and manage project closing schedules with legal counsel and obtain necessary due diligence for checklists. Attend job meetings during construction, resolve field issues, negotiate change orders, and manage construction contingency budgets.Coordinate with Asset Management and property managers for project transitions from construction to lease-up. Manage equity installment releases, holdbacks, and loan conversions. Assist Finance with cost certification and Form 8609 preparation.Foster strong relationships with public officials, external partners, and stakeholders, ensuring inclusive practices. Stay updated on design, construction standards, sustainable design programs, and the latest financing guidelines, including those from the Ohio Housing Finance Agency, City of Columbus, and other funders. Remain informed on LIHTC issues, tax-credit equity investments, and partnership agreements.
