Task management for all facets of ground up multifamily projects on behalf of sponsor/owner including coordinating activities of architects, engineers, consultants, contractors, and lawyers from acquisition to design through construction administration and completion. • Knowledgeable in the development of a project\'s programing and design, taking into account market data, the efficient use of floor area ratio (FAR), construction costs, and design constraints. • Raising equity and debt. Can effectively communicate project attributes to sophisticated institutional and venture capital groups and negotiate Letters of Intent (LOI), Purchase and Sales Agreements (PSA), Joint Venture Agreements, and Loan Documents. • Managing ongoing relationships with equity partners and lenders. • Preparation and management of budgets, financial pro formas, schedules, and business plans, including marketing and lease up strategies. • Reviewing project invoices as well as hard and soft cost change orders. • Interfacing with agencies including DCP, DOB, HPD relating to Mandatory Inclusionary Housing (MIH) and Affordable NY (421a), DEC relating to the Brownfields Cleanup Program, OER, FDNY, MTA, NYCT, Amtrak, The Port Authority of NY and NJ, DSNY, The High Line, and Hudson Rive Park Trust. • Assisted in the management of the Uniform Land Use Review Process (ULURP) for the rezoning and development of a large mixed-use ground-up project in Manhattan known as Block 675 Site A. Responsibilities included coordinating consultants, reviewing Environmental Impact Study chapters (EIS), and interfacing with neighborhood, city, and state agencies. • Creating requests for proposals (RFP) for a wide range of 3rd party development consultants and overseeing the solicitation process, including evaluating responses and making recommendation for selection keeping in mind budget and ability to execute. • Assisting in the underwriting and performing due diligence on acquisitions.
