Most real estate projects don’t fail because of design or vision.They fail in the grey zone between regulation, capital expenditure, timing, and execution.That’s where I work.I invest in, develop, and advise on value-add and transformation projects with a strong focus on energy retrofits, complex stakeholder constellations, and execution risk. Typically, assets others find “interesting but difficult” — existing buildings, brownfield sites, regulated environments, revitalisations, tight timelines.Over the years, I’ve learned that the hardest part is rarely the concept.It’s aligning capital, banks, authorities, operators, and reality — while still making the numbers work.My work usually involves:• Deal sourcing, financing, envisioning• Structuring and executing CapEx-heavy value-add strategies• Making energy and ESG measures economically viable, not just compliant• Navigating planning law, subsidies, financing constraints, and timing risk• Acting as the interface between investors, lenders, planners, and public bodiesI’m deliberately selective.I’m most useful when projects are:• technically feasible but economically fragile• stuck between ambition and bankability• under time or regulatory pressureIf a project is simple, fully derisked, and spreadsheet-perfect, I’m probably not needed.If complexity is the issue — that’s usually where conversations become productive.
