We specialized in occupied renovations with strict deadlines, resulting in no loss of income by ownership. These projects require extensive interaction with local, federal, and banking institutions for compliance and proper documentation. GHC projects focused on sustainability and innovation. We converted a midrise apartment (Halcyon House) in Denver, Colorado from steam to gas heating. This was the first of its kind in Denver and was completed in 6 months with an estimated ROI of 5.2 years and is currently trending at 4.4 years. This project also generated a rebate of $76K from Xcel Energy, the first time in its history for Denver.AIMCOAs Regional Director for AIMCO, my team completed a $300MM project in Venice, CA. The Lincoln Place project consisted of 4 phases: affordable renovation, historical restoration, conventional renovation, and ground-up construction. At its time of completion, it was the largest HUD project west of the Mississippi River.Additional high-end projects included Palazzo West, Palazzo East, Villas at Park La Brea, and South Coast, totaling $150MM.We designed and implemented a significant advancement tool, The 5-step Process for project estimation and compliance.
