ABOUT GEMMA LOMAS

I am a professional landlord with a portfolio of rental properties that I have bought, renovated, and rented out to students and professional renters in the Midlands. Along with my partner we have established a property management company Blueprint for Good Living Limited which owns and manages property for Landlords.We specialise in providing quality, good value accommodation. Our service is designed to make it easy for tenants to find and sign up to suitable accommodation. We offer a friendly, supportive service and pride ourselves in reacting quickly to maintenance issues. Our tenants appreciate our approach and a recent study showed that 23% of our tenants have gone on to recommend our services to others people who have contacted us to find accommodation. Creating a community amongst our household is important to us and our tenants. We have found 5% of our tenants have moved between houses and rooms within our portfolio as their situations have changed, rather than moving away. I am the Accommodation Property Manger for Loughborough University where I support students looking for private accommodation in the local town. I manage an advertising platform for local landlords, and implement a University accreditation scheme to ensure a high standard of private rental accommodation. I also manage the Universities property portfolio managing; refurbishment, maintenance and occupancy agreements. I sit on a Board of Trustees for Leicester based housing charity Sulets, who own and manage private student rooms on behalf of University of Leicester and DeMontfort Universitity. This role allows me to advise on property aquisitions, legislation changes and student support, as well as ensuring the charitable aims of the organisation are met.As a licenced Landlord I work closely with Charnwood Borough Council and East Staffordshire Borough Council to ensure my personal properties conform with the latest health and safety legislation. I am a member of the National Residential Landlords Association and have also been accredited by the Decent and Safe Homes (DASH) scheme. Staying true to my values of caring and supporting others, I became a Foster carer for Fostering Agency, Compass. My family have welcomed foster placements into our house, and supported a child through the adoption process. When Russia announced war on Ukraine we were compelled to sponsor and support a family of Ukrainian refugees, providing love and safety to a young woman and her baby. Hosting the family in our home, and welcoming them into the local community.
