    Electric/Utility - Distribution Lines -Provide negotiations and interactions with landowners resulting in over 60 easements executed and over 200 customer acknowledgement forms acquired-Maintain records of all interactions with landowners in a proprietary database-Identify legal ownership via title, deeds, trusts, and LLCs via in-person/online due diligence for private and public ownership of land-Most importantly, utilize honesty, trust, and transparency ensuring the client’s customers know what they are signing.\"Distribution lines carry electricity from local substations to homes and businesses. These electrical conductors can be located underground or overhead on utility poles. A distribution right-of-way agreement gives access to a strip of land (corridor) so that utilities (electric, telephone, cable, water and/or gas) may build, operate and maintain service lines. This right-of-way corridor helps deliver reliable electricity. Trees and other vegetation can pose a potential reliability & safety hazard to these lines if they are not managed proactively. Overhead distribution lines are the lines that most commonly experience outages due to the interference of trees and other vegetation. Easements are obtained that may grant the right to protect electrical facilities by maintaining or clearing any encroaching vegetation that poses a threat to the reliable operation of the electric line. Additionally, we need to keep as much open space as possible around pad-mounted transformers (the rectangular green boxes located near property lines). That’s why it’s encouraged not to plant anything but grass within 10 feet of the opening side of the box.\"
