Providing excellent customer service, the main role is to manage the building and facilities, including routine maintenance and emergency repairs. Ensuring health and safety requirements are met with regular safety checks and risk assessment, working alongside external agencies as required - for example Kent Fire and Rescue, Kent police. Awareness of health and safety legislation, building and fire regulations. Sourcing, organising, and managing contractors. Liaising with suppliers, contractors, customers and colleagues to ensure the smooth running of the building. Negotiating local contracts for maintenance work. Raising and administering insurance claims and working with insurance companies regarding damage claims, pursuing these to a successful conclusion. Liaising with Thanet District Council over legislation concerning planning laws and tree protection orders, obtaining permissions where necessary. Working with senior management to set annual budgets and working within those budgetary restrictions to ensure value for money and delivery of an excellent service to customer. Monitoring spend. Assisting with sales and rentals of apartments, providing support to both new and existing residents. Ensuring lease requirements are upheld. Responsible for collecting monies from residents as applicable. Safeguarding the health and wellbeing of residents by regular communication and encouraging/supporting communal activities. Ensuring, through the use of communication, negotiation and diplomacy, the owners support and co-operation with the implementation of improvement strategies for the building and grounds. The job is a varied and interesting role where priorities constantly change upon the demands of the day. Skills of multi-tasking and the ability to prioritise are of paramount importance.
