Lead diverse Southern California team and portfolio of core plus, core, and value-add office, flex, industrial, retail and lab assets in San Diego, Los Angeles and Orange Counties. Oversee all operations and manage tenant improvements along with capital improvements on a portfolio up to 1.5 MM square feet. o Develop and execute on operational and capital budgets for portfolio. Develop, plan, price, and provide analysis to promote priorities for assets in order to maintain and enhance the competitive position of the assets with goal or maintaining and increasing occupancy. o Lead all tenant and capital improvement projects from budget pricing to competitive bidding, project award, project management and contract administration. Lead design process and interface with architects and consultants to define the scope and work through space planning, construction documents and governmental agency approvals. o Oversee and manage projects while directly communicating with customers on the scope, status, costs and timing. Applying cost controls and ensuring that all activities meet specific standards and/or lease/lender requirements. o o Work closely with external leasing teams and architects to quickly respond to inquiries, develop plans for improvements to get qualified pricing to support leasing efforts. Prompt involvement and responsiveness to inquiries and requests has assisted in occupancy gain of +30% on a core asset. o Lead monthly and quarterly reporting to internal management, ownership, along with JV 3rd Party and/or Equity partners. o Oversee all facility operations, negotiate contracts, and enhance relationships with vendors and key partners throughout region.
