We specialize in credit enhancement and special situations lending. In particular, we are best at solving emergency needs for capital like transactional funding/double closings, gator loans (crocodile loans), gap loans, bridge equity. We are able to sign on loans as a loan guarantor/key principal/completion guarantor and we have done so on real estate loans (multifamily, industrial, other commercial), equipment loans and operating company loans across the United States. I am a corporate and real estate attorney and help clients with legal and compliance work. Additionally, I am a fee attorney/escrow officer at a title company in Texas and can help clients with real estate closings. We can solve chicken and egg problems where if you need $2 million to unlock $3 million, we can come in and help you solve that. An illustrative example from 2022: we were called us for a $6 million loan at 9am and we sent the money to the title company at 2:30pm same day (I did the legal work myself)- a large investor had just backed out of a capital commitment and the sponsor needed it replaced or they would lose a lot of earnest money. We were paid back within 3 months of our loan - the sponsor raised the capital post closing.
