A qualified intermediary for 1031 Exchanges of real property coordinates the exchange aspects of the transaction with your closing agents. Our duties include drafting standard exchange documents (including an Exchange Agreement, Relinquished Property Exchange Amendment and Replacement Property Exchange Amendment), safely holding the funds between the sale of your old property and the purchase of your new property (This includes opening a new account for each and every exchange and the monitoring of same), and accepting the formal identification of your replacement property within the 45-day identification period. Then, when the replacement property is ready to close, the qualified intermediary, based on your signed instruction to do so, forwards the exchange funds to the closing agent within the exchange time frame.
