   While at AKAM I helped managed 17 buildings, and 1250 units including; commercial spaces, and oversaw a team of 30 individuals.My first property was a Co-op, the Philip Howard Apartments building. PHA is a Luxury 22-story, brick facade building in Flatlands Brooklyn. This building is split into 3 wings, with a central lobby. Together there are 630 units and 5 commercial spaces on the lower level. This building also has 2 elevators for each wing, a dedicated package room with cold storage, 2 laundry room storage, a private park, playgrounds, 2 pools, and a 2 story subterranean garage. The staff consisted of the doormen, superintendent & asst, porters, a locksmith, janitors, plasterers, and contracted security guards. We were on-site, at our dedicated management office. With all the moving parts of this building, I got to hone my logistics skills and made sure the facility and residents were happy.The second property I managed while at AKAM was also a Co-op, the Acropolis Gardens in Astoria, Queens. Acropolis Gardens is a 16-building, 5-story complex of 615 units. Each building was divided into 4 areas, so there are 64 lobbies. The complex takes up the whole city block and has a courtyard running the whole length. There are 2 laundry rooms at either end and 5 commercial spaces. The complex dates back 100-130 years, so it has many more issues than most buildings. The staff consisted of the superintendent & asst, porters, and a contracted security guard. This was the most challenging property I\'ve ever worked with so far. It had everything going on from a rat infestation, to uncooperating board members. It was bad at times, but I appreciate the challenges because I feel like I have grown in patience, problem-solving, customer service, and more. While there I got the building back 50k+ in arrears, and mitigated infestations, and Chronic leaks.
