   My second innings at Shapoorji was focussed on undertaking projects and assignments that proved undoable - Most of these projects were undoable because of the complexities involved, challenging milestones (Numerous Ligations, Critical Approvals, Tough Negotiations, Absence of any Precedent Transaction) and problems involving multi-disciplinary knowledge- The most critical assignment comprised end-to-end solution for acquisition of Svadeshi Mills - the largest land mill land parcel in Mumbai that came along with multi-dimensional struggle - labour unions, tenants, BIFR, ULCA, DRT, litigating developers, liquidation proceedings etc. This is the largest land transaction in the entire Mumbai Real Estate during last 25 years- In another complex project, through an innovative structuring, Shapoorji’s small monetary was converted into a JV and a Development Management contract. This created huge value for the litigating stakeholders. Negotiations, Approvals, Architectural Designs, Marketing and Project Management were handled by me for this 1.2 m sft completed project on a 7 acre land parcel in Mumbai suburbs- Handled various Real Estate issues within the group involving cross-domain specialisation – Architecture, Engineering, Finance, Mktg, Legal, Liasioning etc- Undertook the production of India’s first Broadway style musical play “Mughal-e-Azam”. My responsibilities as the Producer involved, providing Creative and Strategic vision, Marketing/Branding, Engineering challenges, Creation of Supply Chain and Logistics Management for 150 member cast & crew and 20 tonnes of set properties across the globe. Mughal-e-Azam is now not just the biggest theatrical production from India but also the biggest travelling live show from India (including the Bollywood shows)- Penned the first management book on Indian Real estate titled “REAL ESTATE : The Good, The Bad & The Unanswered”- Published blogs and vlogs on Real Estate and other varied subjects.
