I enjoy utilizing my vast experience in affordable and market-rate multifamily finance and community development to match best-in-class capital solutions to strengthen existing portfolios as well as pipeline deals. Attracting capital to finance the creation and preservation of affordable housing and community development is both my passion and my expertise. In addition to co-founding Community Housing Capital, a large national CDFI affordable housing loan fund, during my 25+-year professional career, I have also founded and led a local community development organizations and initiatives, founded 2 CDFIs (national and regional), and served as a member and Vice President of the Salisbury City Council.The cornerstone of my success has been my ability to establish and nurture relationships - driving collaboration, communication, transparency, and accountability.Highlights of my accomplishments include key leadership roles in- Co-leading the adaptive reuse of an iconic former brownfield factory into 450 units of workforce housing as part of ownership, including arranging financing, interfacing with government bodies, and selecting project consultants- Developing strategies to leverage CDFI partnerships to position affordable projects for FHA perm finance my in support of preservation and sustainability- The origination of 400+ loans totaling $639M to 139 NeighborWorks® organizations, developing and piloting innovative strategies that secured debt and equity capital- Increasing transparency, and and accountability in municipal governance including the increased discipline to the line item analysis of proposed annual budgets, policy strategies for housing and economic development, and increased public participation in service to the City of Salisbury, MD- Founding and leading Salisbury Neighborhood Housing Services (SNHS) through its start up phase, earning national recognition for innovation through community development strategies and homeownership opportunities - closing 200 first- and second-mortgage loans (including rehab loans)- Establishing and directing a multi-bank lending consortium to fund single-family portfolio loans for first and second mortgages, developing an A/B loan structure with bank partners, creating cost of nonconformance measurement methodology for revitalization, and introducing a mixed-income approach to strengthen opportunities.
