My role encompasses comprehensive property management, with a strong focus on compliance, operational excellence, and client satisfaction. Key responsibilities include- Portfolio and Financial Management: Producing detailed reports on portfolio performance, including financial metrics such as arrears, occupancy rates, and ROI analysis, to assist clients in making informed decisions- Marketing and Tenancy Applications: Overseeing the strategic marketing of vacant properties to minimise void periods, vetting tenancy applications, and ensuring compliance with referencing and legal requirements before finalising agreements- Repairs and Refurbishments: Managing all aspects of property maintenance, from coordinating routine repairs to overseeing major refurbishments, while maintaining budgetary control and ensuring adherence to health and safety standards- Inspections and Compliance: Conducting detailed inventory checks, mid-term inspections, and end-of-tenancy checkouts, producing comprehensive reports. Ensuring all properties meet legal standards, including gas, electrical, and fire safety regulations- Legislation Expertise: Demonstrating in-depth knowledge and practical application of key legislation affecting the property sector, including MEES, Right to Rent, Tenant Fees Act, Renters’ Rights Bill, and other regulatory frameworks. This ensures clients remain compliant and properties operate within legal standards- System and Process Improvements: Analysing current office procedures, identifying inefficiencies, and implementing innovative systems to enhance productivity, streamline operations, and improve client and tenant satisfaction.I have been driven by a commitment to delivering outstanding service and measurable results for clients.
