Review lease and occupancy agreements; oversee capital improvements, tenant improvements, maintenance and property modification. Prepare annual operating and capital budgets; monthly variance and delinquency reporting; review monthly financial reports; annual reconciliation of operating expenses, CAM and utility reimbursement. Regularly bid monthly service contracts to ensure optimum services for the most competitive rate. Perform regular property inspections to ensure preventive maintenance is performed and accomplished. Develop and maintain positive long term tenant and vendor relations. Work closely with accounting division to track expenses, code and approve all invoices, accrue expenses both monthly and annually. Preperation of new tenant welcome information and package. Review aged receivables, initiate late payment calls, reconcile A/R, and follow up on collections.
