We make hard money loans and offer private money investments to individuals and businesses. We have a number of offerings that make us a unique hard money lender. First, we make loans throughout Colorado. Many lenders confine their lending to the Front Range. Second, we have both a short-term (6-9 month) rehab loan and a longer-term loan (24 months). The 24-month loan is great for a buy and hold to give an investor more time to get a property refinanced. In some cases, the cash flow is strong enough that a refinance is not even necessary. Third, we make new construction loans - again throughout Colorado. Fourth, after you do your first deal with us, we\'ll lower our points on all deals for the next year. We take great care of both our borrowers and our lenders.

ABOUT DAVID GOLDBERG
I am a licensed hard money lender making 70% ARV loans to real estate investors and others and an avid real estate investor myself. I started buying rental properties in 2007 and own properties throughout Northern Colorado. All are cash flowing and professionally managed which frees me up to focus on my lending business, The Investor\'s Source LLC. I used hard money to purchase most of my properties and saw the power and leverage that hard money could provide, thus naturally moved into hard money lending myself. My business began in 2011 and we have grown steadily each year. I love the outdoors and most outdoor activities and sports.
