About David Damelio

My role at Dominium is to identify and lead development projects from feasibility to financial closing, construction, lease up, and through the ownership period. As part of this role I work with real estate brokers, architects, engineers, cities, other local advocate groups, and financial institutions to secure entitlement approval and funding of financially viable real estate investments primarily in affordable multi-family and senior housing in major metros in Texas and Oklahoma. This work allows me to work in an entrepreneurial business that encourages calculated risk taking while making a positive societal impact. Over my career I have been involved in the development of 2,300 units and $600 million total development costs. These projects have utilized construction/bank debt, agency financing, Federal and state housing tax credits, tax exempt bonds, property tax exemptions, seller notes and other soft sources. I’ve developed a skill set in site selection, business development, negotiations, site planning, financial modeling/capital structuring, debt and equity terms, property management and asset management through my various activities in real estate development.
