I remember my first multi-family renovation. It was a simple 10 unit building in a rough working class neighborhood. I purchased the building from a foreclosure sale and included 50k for repairs in my purchase loan. I wish I had borrowed twice that amount! Half of the building was vacant & only one of the existing tenants ended up staying. It was a classic ‘bottom up’ renovation.That was 20 years and several financial cycles ago. There’s been a lot of jargon used over the years: Value-Add. Distressed. Deferred Maintenance. Repositioning. Stabilized.The investors and scope of the projects change, but the underlying philosophy remains the same: increase cash flow to increase investor returns.I’ve completed multi-family renovation projects from the mid-Atlantic to Florida. My successful projects over the last few years:180 units 25MM (6M purchase + 19M renovation)236 units 52MM (34M purchase + 18M renovation)48 units 12MM (3.5M purchase + 8.5M renovation)200 units 30MM (20M purchase + 10M renovation)303 units 4MM (renovation only)I’ve done everything from light cosmetics/curb appeal to gutted fire damaged buildings needing total replacement. In addition to renovation, I’ve also managed properties and can analyze operations to optimize cash flow.
