Identify problems, purchasing repair parts and supplies as needed to maintain the mechanical, electrical, plumbing, hardware, lighting systems of the building. Working directly with management to create a budget for the property, I am self motivated and a leader.Conduct preventive maintenance, troubleshoot or repair: boilers, VAV boxes, heat pumps, AHU’s, minor pumps repairs, control systems, ventilation equipment, hardware, and plumbing systems. Great with blue print reviewing, construction management and equipment commissioning.Monitor any and all work on the buildings life safety systems to ensure they are always available and operating at peak efficiency. Responsible for making a daily inspections of the building mechanical areas and common areas, resolving problems whenever possible.Prepare and help implement budgets for the mechanical, electrical, plumbing, life safety, hardware, light bulb and other portions of the building budget as assigned by the property manager or client services coordinator. Handle/Coordinate outside/in-house consulting services of architects and other professionals on technical issues, assist with Risk Management, Financial Management, Project Management, Health and Safety, Sustainability and Building Automation.
