I want to start off by saying welcome and thank you for coming to my page. I would like to briefly tell you what I do. I am an investor/cash buyer. I purchase pre foreclosure houses, abandoned, vacancies, homes with tax liens, short sales and straight sales directly from the homeowner. I also do wholesale however I prefer to buy single and multi family houses. As an investor looking to make a profit I do not buy bank owned or newly renovated houses. I prefer houses that need some renovations and are \"as is\". I am looking for properties where there is at least sum potential for a decent profit ( exp. Single family house ( 2 br 2 bath garage and basement, price needs in renovations, Arv =$ profit That is just an example of a single family i may be interested in. It really has to do with the opportunity for profit if i am going to be willing to invest in a property. If there is a decent profit then the price of the house is of no concern to me. I can handle as many deals that you throw at me within a month and I can close within seven days if all paperwork and title reports are right. I am excited about the opportunities however I am more about the people. I am 25 and I live in southeast Queens, NY. Statistics show that NYC is one of if not the city with the highest foreclosure rates on homes ( southeast queens being the highest area ). I offer a credit reconsolidation program at no cost with any legal firm of their choice for the first three months, helping repair their credit in 1-2 years versus the 7-10 years it would take originally in foreclosure. I get a statement from the bank so they cant come after the homeowner after the deal and i pay several thousands of dollars in relocation assistance if needed.
