As a member of the senior management team, the role manages the Estimating department’s staff and resources responsible for delivering the technical expertise required within the scope of preconstruction services for the Building Group. Interact with clients, architects, engineers, account executives, business development, and operations to ensure clear understanding of project objectives, schedules and other key information. Job Responsibilities- Create complete and detailed pre-construction estimates and project turn over packages which include project scope of work, job schedules, project risks, and site-specific safety requirements- Participate in job site preconstruction walk-throughs, obtaining bids and selecting reliable subcontractors to provide special construction, or other services- Handle day-to-day duties of this role including printing, reviewing, and understanding project drawings, job specs, and reports; managing and maintaining an ongoing list of project status for potential jobs- Administer and coordinate bid process for hard bids, negotiated contracts, and design build projects- Participate in business development activities including participation in project interviews, industry/trade events, client events, etc- Prepare subcontractor and vendor scopes, identify potential scope gaps and level bid proposals for recommendation of subcontract awards- Lead, supervise, mentor, evaluate, and train the department’s staff. Conduct annual performance reviews of each direct report, as part of the company’s standard annual performance appraisal system, including salary reviews and bonus awards- Participate in developing new business through the pursuit of project opportunities, communicate and promote the company’s values and preconstruction services with clients, subcontractors, vendors, architects and engineers.Support Operations Management and participate in strategic and business planning for the company.

Over 29 years of international construction experience and designated member of RICS (Royal Institution of Chartered Surveyors) for 11 years, with a proven track record of successfully delivering the preconstruction phase of projects, developing and managing cost estimates, constructability solutions, value analysis, bidding and procurement on major ground-up, retrofit and mission critical projects including institutional, commercial, industrial and residential developments. Currently working as Sr. Preconstruction Manager, key responsibilities include but not limited to:> Managing a team of estimators to efficiently achieve targeted deliverables.> Assisting the Marketing Department in preparing responses to RFPs and RFQs.> Prepare preliminary budget assessments at initial stages of concept based on historical data and current cost per unit guidelines.> Provide innovative alternative solutions, considering cost, schedule, maintenance, and life cycle cost implications, oversee value alternate proposals from subcontractors and internal departments throughout Design Development Phases.> Attend and represent the company in design and coordination meetings, maintain action and scope issue logs.> Assist in initial site coordination for existing site conditions, tracking permits from authorities having jurisdiction, encroachment agreements, and street/sidewalk occupancy permits based on the site logistics plan.> Lead the preconstruction and estimating team to prepare and present accurate cost estimates from Class \'D\' to \'A\' during the various stages of design development.> Bridge design gaps in incomplete documents to complete estimates, ensuring the estimating department has the most current design information.> Make recommendation regarding scope of work packages including early works packages to help facilitate the subsequent bidding and awarding of trade and supply contracts.> Identify long lead items to advise if there is a need for pre purchase.> Carefully review Construction Document set including drawings and specifications for missing information and coordination issues, and provide feedback to the Consultant to ensure completeness of the package when issued for tender.> Prepare bid/tender schedule for all trade packages and submit a list of bidders for Owners/Consultant\'s review and approval.> Publish bids for all trade packages, ensure trade coverage before bid closing, interview bidders to analyze and level the bids for award recommendation to the Owner/Consultant\'s team for approval.> Assist in trade buyouts and change management.
