   I oversee a portfolio of 34 multifamily properties, including 28 stabilized assets totaling approximately units and 6 lease-up communities representing an additional 574 units.My responsibilities include financial oversight, strategic planning, and overall portfolio operations. I lead and support a team of 2 asset management professionals and approximately 90 property management professionals. Over the last year, I have built and standardized asset management systems and processes, including weekly property performance monitoring, monthly financial reviews, cash flow analysis, annual budgeting, and property-level distributions. I serve as a primary point of contact for investors, and also oversee compliance, reporting, risk and insurance, and property tax matters.Notable Achievements:Standardized financial reporting across six property management firms by refining monthly reporting packages and aligning chart of accounts, ensuring consistency and accuracy.Reduced delinquency at a high-risk asset from over $220K to $120K within six months through disciplined collections enforcement, eviction follow-through, and implementation of a targeted rent amnesty program.Improved occupancy at a struggling property from 75% to 84% in six months by restructuring onsite management, reducing controllable expenses, and accelerating leasing—bringing the asset to near breakeven.Turned around a property with over $300K in delinquency, restoring it to above breakeven within four months by implementing a revised collections process and aligning eviction practices with current regulations.Proposed and transitioned approximately half of the portfolio onto a master insurance policy, securing improved coverage terms and generating over $200K in annual cost savings.Currently In Progress:Implementing tools such as EliseAI to assist with collections and leasing.Implementing an onsite team incentive and bonus program to improve leasing performance and resident retention.
