Facilitate programming and planning of client space in coordination with agency representatives, and in alignment with Office of Financial Management (OFM) Modified Pre-Design approval• Lead the design process for leased state facilities to ensure agency requirements are met (This includes new space projects, additions to existing space, and all phases of remodeling and repair) • Utilize CAD to produce designs, ensuring compliance with OFM\'s Space Use Guidelines, state statues, all applicable building codes, and the Americans with Disabilities Act (ADA) • Develop project schedules; communicate with agency representatives, RES management, leasing agents and building owners about critical timeline issues • Coordinate building plans and specifications provided by the building owner or developer\'s architect/engineer with state-approved plans and specifications • Conduct and/or evaluate cost estimating of construction based on programming and design • Administer construction of new space and tenant improvement alterations • Review construction work schedule • Coordinate any tenant improvement or special equipment needs as required by client agency • Monitor construction progress to ensure compliance with state approved plans and specifications • Review change order requests and facilitate approvals • Process and approve applications for payment• Perform punch list inspections with follow up review to determine substantial and final completion • Participate in market search and request for proposal processes for leased state facilities • Evaluate proposed property, including topography, site access, and suitability to program function • Evaluate proposed space for compatibility to client\'s requirements and operations• Participate in the lease renewal process by performing deferred maintenance inspections
