We are commercial real estate loan brokers. We primarily work on projects in Southern California, and therefore, we know the market extremely well. We take great pride in knowing that our borrowers and lenders are happy with the loans we arrange. Please check out our website for deals we have closed Process is quite simple:1) We speak with a client about their project.2) We attempt to ask questions on our first call, which allow us to get a very quick read on whether we can be of service. If we feel we can add value to the project then we give an idea of the terms and structure we can offer and we request a full financial package.3) Once we have the package, we can typically underwrite a deal within a few hours up to a few days. Although, it usually takes lenders 1 day to 2 weeks to get us a fully vetted term sheet. 5) We review the terms, costs and timelines with our clients. If the client wants to move forward with one of the lenders, the client signs the term sheet, our fee agreement, provides us with a deposit check to cover 3rd party reports (normally $7,500) and we move forward with the lender.6) The lender fully underwrites the deal and orders the 3rd party reports (appraisal, phase I, PCA, etc.). This process typically takes 21-45 days.7) Once the loan is approved, loan documents are delivered to the client. The client signs, the next day the lender funds the loan, the following day the loan is recorded and the process is completed. This is the point that we get paid our broker fee. We don\'t charge a fee unless a deal closes.8) Even after a deal closes we are always available for our clients.
