1. Design and Development Consultant

   For over 9 years I have been a design and development consultant working with a Sand Hill Property Company team dedicated to revitalizing their Woodland Park Communities holding, a collection of disparate rent-controlled properties (118 buildings / 1,800+ units), arrayed over 51 acres in East Palo Alto’s West Side neighborhood. Our goal has been to make improvements to these properties guided by 5 Core Principles: 1) No Displacement; 2) Preserve Housing Affordability + Stability; 3) Community Informed Plans; 4) Better Parking and Mobility, and; 5) Safer, Healthier Buildings. Employing a community-based planning approach, we have also successfully completed the design and entitlement of the Euclid Improvements project, 605 new affordable, rent-control replacement, and market-rate units which will replace 161 units near the end of their lifecycle, on 3.9 acres. Working with David Baker Architects, this project will add a new community park, activated streetscape, neighborhood serving retail, and transit improvements to this neighborhood, with no legacy tenant displacement. You can see our innovative plans for Euclid Improvements at: NoDisplacement.com.Working in the heart of East Palo Alto, our Sand Hill team has also created the “Four Corners Town Center,” on a 6-acre site across from City Hall. Respecting what came before us in this community, our equitable development plan seeks to catalyze a vibrant, mixed-use “Main Street” experience, create new places for East Palo Alto residents to live and work, while creating new jobs and local revenue. Planned around a new civic plaza with a public library or event facility, East Palo Alto’s new Town Center will also be comprised of life science office space, mixed-income residential, and local-serving retail. Working with Perkins & Will architects and urban designers, this project is presently being entitled as part of the Ravenswood Business District Specific Plan Update.
