Key Responsibilities:• Supervising a team of 10 people to provide leadership and communication plans, working with my team to enable us to do the best job possible in the shortest timeframe, to ensure tenant satisfaction and to reduce the rent loss whilst the property is void.• Pre inspection of Void properties take videos and pictures of the condition the properties are left in and arrange asbestos surveys and electrical testing before repairs can be carried out.• Ensure that I manage the budget of kitchen and bathroom installations without compromising on the quality of the house, so it is up to standard to let.• Working closely with other departments including planned maintenance and arrange for any windows or external doors that require replacing.• Producing kitchen and bathroom plans for the fitters along with clear instructions.• Ensuring voids are completed within the specific timeframes whilst liaising with the housing officers to make sure the prospective tenant is waiting as little time as possible for their new home.• Liaise with subcontractors to have new flooring fitted in kitchens and bathrooms.• Ensuring major works including bathroom and kitchen replacements have RnD surveys and minor works have management surveys.• Post Inspection of Void properties when works are completed, and the property is ready to let.• Responsible for ordering and arranging delivery of materials.• Carrying out repairs on properties, including joinery, plumbing and decorating.• Clearing and emptying properties. Key Skills:• Communication and Leadership.• Attention to detail and ensuring each completed to the highest possible standards.• Good IT skills and an understanding of Microsoft Office.• Excellent understanding of health and safety and I am constantly updating my knowledge by completing e-learning courses and toolbox talks.
