Underwrite acquisitions for both tenant-in-common and joint venture multifamily deals, and provide macro level market research, sales comps, and rent comps to the Director of Acquisitions as needed Build returns models showing hold, sell, refinance, or exchange scenarios to support portfolio management, and assist company partners in investor presentations Evaluate lender term sheets, choose optimal financing package, manage the loan application process, review 3rd party reports and communicate results internally to support due diligence, review loan commitments, and execute rate cap applications and purchases for variable rate loans Collaborate with our legal counsel to draft private placement memorandums, operating agreements, asset management agreements, tenant-in-common agreements, rate cap agreements, loan documents, and various other real estate contracts Structure deals by reviewing trust documents and operating agreements, building organization charts, and directing our paralegal to form tenant-in-common LLCs and order tax IDs Manage the closings of our acquisitions, dispositions, and refinances, by keeping an accounting of the closing statement, reviewing invoices run through escrow, reviewing prorations, tracking and ensuring the timely funding of debt and equity, instructing our bookkeeper and escrow officer to wire funds, handing off to asset management, and ensuring all parties are apprised of deadlines and requirements Lead various process improvement initiatives, including the implementation of video conferencing, restructuring the company file tree, building out a company-wide acquisition tracker, and implementing Asana Assist asset management with the development of operating budgets, capital budgets, reforecasts, and breakeven/sensitivity analyses
