The Preconstruction Phase, in my opinion, is the most important part of any construction project. This is the chance to really get to know your client and in return, provide information about the services that your company can offer. As a Project Engineer, I listen and understand the needs and goals of our Clients. I am experienced with Design/Build Projects and can recommend an Architect that would relate with the Client and deliver a design that encompasses what is expected. Once some standard preliminary questions are covered, and i feel the project can happen within the clients budget and schedule, it is now a Project Lead.My tasks include reviewing the construction plans in detail so that I know the project better than anyone, even the Client and Architect. Documention of all Requests for Information (RFI\'s) is written, and delivered to them both for clarification. A \"Project Specific\" Team List is generated along with the \"Invitation to Bid\" to our partners (subcontractors). While our Partners review the plans and work on their pricing, I will then create my own Quantitative Analysis in order to fully comprehend every piece of material that is needed to complete the work. These quantities are then entered in an estimating software to determine the total cost for construction. After a brief final review of the estimate, I will hold a Project Cost Review Meeting with the Client to explain the estimate in detail. If awarded, i will generate contracts and create binders for a proper Hand Off to the Project Manager, and start all over again.Software i currently use are AutoCADD 2013, WinEst, OnScreen Take Off, Microsoft Outlook, Microsoft Office, Primavera, Timberline, and Butler Advantage (Metal Building Design). I frequently use and have also been on ISqFt, although i was the administrator of a company project planroom which had over members.
