Rebuilt the Agency’s entire housing portfolio, renovating functionally obsolete units, overcoming a $3M deficit, eliminating reliance on HUD funding, and embarking on a transformational strategy to elevate the agency’s work through talent development, partnership building, and a relentless focus on development and innovation. Oversee a 100-member high-performance team, engaging in strategic talent decisions to build a highly capable team—operating with the highest efficiency rating of large PHAs, most with 3 times the workforce—foster a culture of innovation and continuous improvement, and drive a steadfast focus on Community, Commitment, and Collaboration. Delivered the 5th consecutive year of flawless independent audits—on a $600M annual and $130M operating budget. CMHA owns nearly units of mixed-income housing, administers 13,500+ Housing Choice Voucher rental subsidies to 3K+ private landlords; and a highly regarded Shelter Plus Care program serving 500+ disabled and formerly homeless families and individuals. Secured a 2-year extension of the Assisted Housing Services Corporation (AHSC) contract, providing compliance oversight services for the payment of rental subsidies on behalf of low-income families to owners of 58K privately owned units throughout Ohio and 6,100 units in Washington D.C, and generating $4M in annual profitability each of the past 12 years. Led the agency through economic, global health, and community challenges, building NOI to surpass $7M in FY2019 with FY2020 forecast to surpass $9M, all while transforming service to “virtual” overnight, establishing new technology communication pathways, and continuing to deliver innovative and quality services to residents across Central Ohio. Halted participation in Public Housing programs, converting 100% of all assets into Project-Based Voucher units, joining an elite group of less than a handful of agencies in the U.S. operating under this full conversion model.
