About Pichmonyka Chan

I graduated from Columbia University in the Master of Real Estate Development program. Coming to New York, I am excited to learn more about real estate development and develop models that can make changes for the better and lead to stronger partnerships. Previously, I held a position at a global real estate consultancy, Knight Frank, as a Senior Investment Analyst of Capital Markets. I focused more on the feasibility study, financial analysis to the projects and facilitated the deal scouring for investors. With a passion for sustainable real estate and leadership roles, I\'m also a \"City Partner\" for the Good City Foundation, focusing on city development projects through public-private partnerships. Additionally, I’m currently also a Junior Research Fellow at Future Forum. My research interests focusing all aspects within the built environment, and sustainable finance. I was also a young ambassador to the Model United Nations in the UN’s office in a Geneva and “Change The World”Conference in New York. I speak Cambodian, English and Chinese.

   Oversee and manage projects from acquisition through completion, including underwriting, financing, design, third-party coordination, construction, marketing, and lease-up- Lead financial modeling and underwriting to evaluate potential acquisitions and developments, including 4% and 9% LIHTC, Section 8- Manage RFP/RFQ processes and lead the preparation and submission of financing applications (HPD, HDC, HCR)- Coordinate due diligence and lead closing/conversion calls with multiple stakeholders and development teams- Collaborate with third-party consultants, vendors, and internal teams to manage project timelines, budgets, requisitions, and compliance requirements.
