ABOUT POLLY SIMPSON
As a Director within the Savills Operational Capital Markets team I specialise in providing advice in relation to the design, delivery and financial viability of Build to Rent developments across the UK, with a specific focus on structuring forward funding transactions with institutional investors. The team are market leaders in the delivery of Build to Rent, having advised on over 50 forward funding transactions in the last five years. Our transactional track record in this sector covers the country and ranges in scale and lot size. It includes the first ever transaction in the UK as well as the first transactions in London, Manchester, Birmingham, Bristol, Liverpool, Cardiff, Brighton and Glasgow and both largest transactions by total consideration (£250m+, Lewisham) and the largest by number of units (600+, Salford Quays).Polly’s recent projects include- New Victoria, Manchester: Securing c£130m of forward funding from PIC on behalf of Muse - the largest transaction in the UK outside of London- Buchanan Wharf, Glasgow: Acting on behalf of LGIM in the forward funding of a 324 unit Build to Rent scheme in Glasgow. Lot size: c£70m- Hale Wharf, Tottenham Hale: Acting on behalf of Waterside Places in securing a £41m forward funding transaction with Grainger plc- Redcliff Quarter, Bristol: Brokering a £33m forward funding transaction with A2Dominion on behalf of Change Real Estate and ICG Longbow. Prior to joining Savills I completed a MSc in Planning and Development at the University of Manchester (passing with Distinction and the Prize for academic excellence) in 2013 (Dual accredited by both the RICS and RTPI) and a MA in Geography at the University of St Andrews in 2011.
