There\'s a massive gap in the middle, and the people trying to buy one duplex on a W-2 salary fall into it.I spent most of my career on the other side of that gap. At Valley Bank I launched a digital CD product that brought in $13M in deposits. At TD I cut AML investigation time by 35% by automating parts of the regulatory workflow. Before that I processed mortgages at Better and analyzed private equity deals at EquityZen. What I kept learning was the same thing: the math usually isn\'t complicated. Access to the math is.PropIQ is me taking that lens to real estate. You give it a property, it runs cap rate, cash flow, ROI, and tells you whether the deal holds up. No spreadsheet, no mentor, no $500/mo.A few things I try to do differently:I build in public. Teardowns, methodology, things that aren\'t working yet, I post all of it. My property analysis formulas are documented on the site, not hidden behind \"proprietary AI.\"I keep the scope narrow. PropIQ does 1-10 unit rental analysis. That\'s it. Not commercial, not wholesale, not flip math. If someone wants a version of this for apartment syndications, they\'re welcome to build it.Every assumption is visible. If PropIQ says a property is a 7% cap rate, you can click into it and see exactly what it assumed about vacancy, maintenance, taxes, and insurance.
