I am a Disrepair and Complex Case Lead at Orbit Housing Association, acting as a subject matter expert in disrepair case management and complaint escalation.I lead an operational disrepair technical surveying team, overseeing the end-to-end management of disrepair cases and driving effective resolution. I am a qualified non-practising solicitor specialising in disrepair, housing conditions, complaint escalation and legal and regulatory compliance within the Social Housing sector. My experience is grounded in leading effective operational practice working directly on the full spectrum of disrepair claims, including high risk and complex disrepair cases. This has provided a detailed understanding of how legal and regulatory requirements apply in real-world housing management. I work across housing operations, complaints and legal services, with a focus on managing risk, ensuring proportionality in decision-making and achieving outcomes that are both effective and defensible. I have developed strong expertise in the practical application of legal and regulatory standards, particularly in relation to disrepair claims, damp and mould, Awab\'s Law, HHSRS compliance and cases subject to Ombudsman scrutiny. Alongside my current role, I am a training consultant to the housing sector on all aspects of disrepair and complex case management as well as legal and regulatory compliance within the housing sector. Supporting teams to understand legal requirements and respond to emerging risks to make confident and evidence-based decisions. Training areas include disrepair, pre-action protocol and Civil Procedure Rules as they apply to disrepair claims, housing conditions, complaint handling, Ombudsman expectations and legal and regulatory compliance updates.
