Managing ADP leasing transactions, including expansions projects, contractions, lease renewals and building sale transactions across the Domestic and Canadian portfolio. Lead negotiations with outsourced brokerage firms, work cross functionally with Finance, Project Management and Design as well as serve as primary conduit for business unit communication / strategy. Assemble and obtain funding approval for Capital Appropriation Requests (CARs). Responsibilities:• Manage 3.53M square feet of North American real estate across 90 properties in both the domestic and Canadian portfolios• Analyze market / demographic data to develop and implement ADP’s corporate real estate strategy • Produce Proforma, P&L and cash flow analysis to ensure deal parameters are aligned with financial forecasts • Lead strategic real estate projects as primary point of contact for Project Management, Design and Facilities • Champion cost savings objectives across portfolios through efficiency planning and adaptation of non-traditional working environments• Drive change management and corporate communications as main intermediary to field teams and business unit clients• Liaise with Sr. Business Unit leads to understand location specific strategy and incorporate into real estate strategy• Guide stakeholder teams (Project Management, Finance and IT) to develop CAR approval documentation to support lease / project commitments • Socialize and support CAR approval documentation routing from support teams through Executive Suite stakeholders to ensure project goals are aligned with strategy and bottom-line financial objectives
