The Ocean Foundation needed someone who could translate conservation science into capital markets language — someone who could sit in a room with institutional investors and explain why protecting mangroves is a better investment thesis than destroying them. That\'s what I do.Key accomplishments:Structured a successful conservation easement donation in San Juanico, Baja California (2020) — established the precedent for IRS-accepted international conservation donations through a US 501(c)(3). This was the first transaction of its kind and required coordinating legal, tax, and appraisal professionals across both US and Mexican jurisdictions.Currently developing green bond financing strategy for coastal conservation developments on Mexico\'s Pacific coast, including mangrove restoration corridors and RAMSAR-adjacent wetland sites. The strategy leverages a major international bank\'s climate finance framework and positions TOF as the named conservation partner in bond documentation.Advising on a 189-hectare conservation donation in Jalisco\'s Chamela River corridor, part of the Jaguar Wildlife Corridor — a generation-skipping transfer structure with an estimated $4.7–7M tax deduction.Developing blue carbon certification pathways through Verra VCS for mangrove and estuary restoration projects, creating a new revenue stream from carbon credit sales independent of real estate operations.The Ocean Foundation provides the 501(c)(3) conservation credibility, scientific oversight, and anti-greenwashing assurance that institutional capital requires before investing in coastal projects.

In 1980, I walked into Irving Trust Bank in New York and started managing accounts for Latin American central banks and major corporations. When Mexico\'s debt crisis hit in 1983, most people ran the other way. I moved to Mexico City.That decision shaped everything that followed. Over 45 years, I\'ve raised and deployed over $3 billion in capital across Latin America — including a $640M Mexico real estate fund backed by 11 international pension funds, and a portfolio exceeding $1 billion in cross-border transactions. I served as Managing Director at AIG Global Real Estate and as a founding member of Sam Zell\'s Equity International. I was the lead private-sector contact in drafting Mexico\'s FIBRA (REIT) legislation, helping create an entirely new asset class.Today I work at the intersection of Latin American real estate and conservation finance. As Managing Partner of OSO Holdings, I partner with The Ocean Foundation to structure coastal development projects that unlock institutional capital while protecting ecosystems. My current focus is green bond financing for mangrove restoration and regenerative coastal development on Mexico\'s Pacific coast — working to structure what could be Mexico\'s first green bond for a conservation-integrated real estate project.This work draws on everything: the capital markets relationships built over four decades, the conservation science training from Yale\'s Environmental Leadership & Training Initiative (ELTI) at the School of the Environment, and a conviction that the best deals are the ones where the land is worth more after you\'re done than before you started.Earlier in my career, I helped create Mexico\'s first peso private placement market ($2B+ placed), arranged major Debt-to-Equity investments for GE and others through Bankers Trust, opened the first SEC-registered broker-dealer in New York for a Mexican investment bank, and served on the board of Mexico\'s first venture capital fund alongside the country\'s leading industrialists.Lafayette College \'78.
