   Oversee and manage all aspects of a commercial building portfolio including operations and financial activities ensuring the properties are operating in line with the owner’s goals and objectives • Act as a liaison among clients, tenants, colleagues, local government, vendors, contractors…in order to nurture strong relationships • Work closely with accountants to prepare monthly financial/operating reports, annual property budgets, and yearly CAM/RE Tax/Insurance reconciliations utilizing Excel and Yardi • Ensure compliance with all lease terms including collection of rents and verifying COI’s are up to date • Create lease abstracts • Verify accuracy of tenant ledgers (charges/credits) • Conduct regular property inspections and communicate with owners regarding suggested maintenance and capital expenditures, including gathering competitive bids • Oversee tenant improvements and secure all required building plans, COI’s, permits, waivers, certificates of occupancy, etc. • Ensure all required files are saved in SharePoint • Approve invoices using Nexus upon verifying accuracy • Create work orders and tenant broadcast messages using Building Engines • Competitively bid and contract with all operational services (janitorial/portering services, landscaping, snow removal, fire/life safety services, etc.) • Supervise portfolio team
