Lead the full life cycle of multi-million-dollar rehabilitation and restoration projects, including occupied historic landmarks and commercial fit-outs.• Oversee all phases of construction: selective demolition, asbestos/lead abatement, structural remediation, façade restoration, roof replacement, interior modernization, and MEP upgrades.• Direct subcontractor buyout and contract execution; manage requisitions, payment applications, PCOs/COs, insurance compliance, and cost control.• Build and maintain Primavera P6 schedules from scratch, monitoring critical path activities and sequencing work to minimize tenant disruption.• Coordinate closely with architects, engineers, inspectors, and city agencies, including HPD, DOB, and LPC, ensuring compliance and timely approvals.• Manage fabrication and installation of custom windows, doors, fire escapes, ADA lift systems, and specialty assemblies in compliance with LPC and DOB requirements.• Lead weekly coordination meetings with owners, architects, and engineers to ensure alignment and accountability across all stakeholders.• Maintain strong tenant, neighbor, and building staff relationships to support phased construction in occupied environments.• Enforce strict safety protocols, site logistics, and regulatory compliance, fostering a culture where safety is prioritized across all trades.• Review drawings, specifications, and submittals; generate shop drawings and details in AutoCAD/Bluebeam to support field execution.• Supervise assistant PMs, superintendents, foremen, and laborers; mentor staff and foster collaboration across trades.• Accelerate schedules by anticipating risks, sequencing strategically, and holding teams accountable.
