As Multi-site Property Manager for Kaplan Properties I have the opportunity to manage all operations, financials, physical and customer service performance of a portfolio of communities. My position allows me to support and execute the company\'s strategies related to property management operations by directing a team of 16+ members and by implementing the policies, procedures and practices that enable each property to meet and exceed budgeted financial goals and achieve operational performance objectives. The day to day operation responsibilities\' of seven properties made up of condominiums and multi-family apartment communities. Obtain contract bids, supervise the staff, prepare budgets, keep delinquencies down, keep occupancy and resident retention high, oversee the leasing and marketing effort, oversight of contractor performance and capital projects, payroll, and the bottom line accountability of the properties.Other responsibilities\' include:* Financial records, budgets and fiscal reporting.* supervision and direction of 16+ team members.* Increase rental revenue and manage property spending.* Manage and resolve customer complaints and issues with high quality of service.* Proficient in Property management software* Management of word processing, spreadsheet, and database management applications.* Lead, direct and evaluate subordinates and team members.* negotiation and execution of contracts.* Marketing initiatives* Fair Housing practices
