Responsible for overseeing eight physical properties, general maintenance repairs, units make ready, preventative maintenance and minor construction or rehabilitation projects for an apartment community. Oversees the maintenance staff while assisting with maintenance duties. Develop, mentor, lead, and manage the maintenance department employees, including maintenance technicians, vendors, and management personnel.Assist in the preparation of annual budgets for operating and capital expenditures Responsible for ensuring that all personnel in all departments operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all timesMonitor the physical condition of the community and correct unsafe conditions, install locks and safety devices and work in tandem with the community manager to ensure the condition of the community provides an inviting and relaxing living environment for our residents. Maintain - resident request system, accessible and accurate records for work orders/preventative maintenance, safety, repair/replacement of major equipment, utility cut-off, sewer clean-outs, and inventory of parts and suppliesConduct routine daily inspections of property to determine any underlying maintenance issues or hazards and take necessary steps to resolve any issues.Secure storage and pool areas, check timers, and monitor electrical and motorized equipment for shorts or malfunctions.Coordinate and schedule preventative maintenance for the property.Monitor, order, and distribute maintenance supplies and equipment needed for preventative maintenance and repair.
