   1.] Oversee Teradata’s largest regional corporate real estate portfolio in North, South and Central America including multiple owned and leased office sites with a multi-million dollar annual operating budget.[2.] Over last 4 years, optimized the Americas portfolio and reduced Teradata’s annual Americas CRE operating budget by 30+% by aggressively restructuring above market lease deals, downsizing underutilized workplaces, secured early terminations and relocating several sites to more cost-effective properties.[3.] Modernized 25% of the corporate HQ campus, including all reception areas, assembly spaces, restrooms, break rooms, signage, various departmental areas and an executive briefing center.[4.] Successfully exited 2nd largest Americas office lease with very favorable terms, relocating staff to an amenity-rich serviced office once sites were re-opened, netting several million in savings over 2.5 years.[5.] Prior to the pandemic, analyzed 2+ years of Teradata employee office attendance. Recommended expansion, contraction and exits of various properties in the Americas portfolio.[6.] Launched an integrated workplace management software solution for the global CRE portfolio and a web platform allowing remote staff to book in-person meeting rooms globally from 3rd party providers.[7.] During the pandemic, renegotiated a lease extension directly with Teradata’s largest tenant, securing a renewal deal with very favorable terms.[8.] Oversee the facilities operations ( HVAC, electrical, life safety, etc…) of Teradata’s largest data center.[9.] Executed numerous sustainability strategies at Teradata\'s HQ such as installing 100 EV charging stations, VRF HVAC systems, and enhanced LED lighting. Since 2020, lowered total campus energy usage by 5.6%.
