ABOUT ANDREW SINNOTT

Over the past 15+ years, I have specialised in reinstatement cost assessments (RCAs) across the full range of commercial and residential property sectors. From offices, retail and industrial premises through to mixed-use developments and specialist assets, I have carried out over 1,800 assessments on properties of all sizes and varying degrees of complexity from a toll both with barrier to the tallest building (at the time) in London.Working across so many different asset classes over an extended period has given me an understanding of the nuances involved between sectors, and an RCA that does not account for those differences is unlikely to stand up to scrutiny when it matters most at claim time. More recently, my focus has broadened to include the digital side of the profession. I have taken on a role looking at how artificial intelligence and emerging technologies can be applied to improve the way we work whether that means enhancing the accuracy and consistency of assessments, streamlining processes, or identifying where new tools can genuinely add value rather than simply adding complexity. It is an area I am keen to learn more, particularly as the property and insurance sectors begin to grapple seriously with what these technologies mean in practice.My work has brought me into regular contact with property owners, investors, managing agents, insurers and their advisers. That exposure has sharpened my appreciation for how reinstatement figures feed into broader decisions around insurance placement, portfolio management and transactional due diligence. Getting the number right is important; understanding why it matters to the people relying on it is equally so.
