Identify opportunities to expand the store base and drive revenue through new store growth and repositioning the existing real estate.· Negotiate LOI’s for new real estate opportunities with specific focus on deal economics, tenant improvement allowance, co-tenancy and landlord work letter.· Negotiate expiring leases in a timely manner with multiple landlords for store conversions, renewals, and relocations all while working to drive down occupancy costs and ensure flexibility in lease term.· Develop, as well as conduct, presentations on short-term lease renewals and long-term investment opportunities several times per month to key members of the leadership team· Influence the strategic outlook of the Site Research and Property teams by driving collaboration, questioning current standards and implementing new, more efficient ways of working.· Establish and manage broker relationships.· Travel to various territories for market and site research tours to identify areas for new opportunities, as well as, areas for improvement in the existing store base through relocation opportunities.
