Management of commercial and industrial properties with a total Service Charge budget of 6.5 million pounds and a total combined square footage of sq. ft which does not include an Estate with a nature reserve consisting of a 1.8 million square footage. • Full preparation of the annual service charge budgets for all sites. • Monitor/Reconcile SC expenditure and ensure that invoices are approved in a timely manner • Mobilisation of any new sites being brought under Savills management. • Contractor management and procurement of new contracts and retendering any outdated contracts. • Recruiting & Line Management of Building & Estate Managers, Security Officers and Front of House Teams • Record utility consumption, at all sites and working with Savills Energy/Compass accordingly. • Visit each tenant on a monthly basis or as often as the management contract dictates and report any issues to the appointed Management Surveyor • Develop a close working relationship with tenant representatives and manage tenant satisfaction and confidence, in Savills service delivery. • Ensure that high site standards, in respect of cleaning, repair and presentation are achieved and maintained at all times, within property budgets. • Inspect all properties on frequency specified by the Management Surveyor. • Evaluate existing contractual relationships and ensure that the service provided by contractors, is in line with the agreed specification. • Prepare and implement contingency plans, to ensure adequate and suitable site attendance, including cover for holidays, training and sickness. • Management of any projects on site such as RISE (Sustainability) or assisting in any site fit outs/bigger building works ensuring permits are in order.
