I’ve spent the last 10+ years in real estate consulting doing a bunch of different things but what really gets me excited is Development StrategyCreating a place where people want to spend time isn’t an easy thing to accomplish or define. Some believe design is the most critical element as the shape and look impacts its attractiveness. Others suggest activation and programming should be a priority as that will directly impact how a place makes you feel.I believe the above is true…. but also believe that the answer isn’t quite so simple. A development must be financially sustainable if it is truly going to make it in the long-run. It needs to be positioned properly to properly compete against other projects in the market. You also need to think about how to phase a project to make sure that it doesn\'t feel empty and sterile but isn\'t too busy either. The team I work with at CBRE helps figure out that part of the equation.• Is there actually market demand for the development I am contemplating? • How should the place I’m trying to create be positioned in the marketplace so it’s relevant given what already exists and what is anticipated to come?• Can the place I’m trying to create make enough of a financial return to stand on its own two feet in the long-run; and• How do I turn my vision into a reality.Those are the types of questions I love to answer.
