AQS Consult Construct Develop was created as an alternative to the traditional fragmented consultancy model.We work as a collaborative, all-in-one commercial and growth partner across construction, development and manufacturing businesses. The role is deliberately practical and honest, focused on accountability, clarity and helping businesses move forward, rather than producing reports that sit on shelves.While rooted in quantity surveying and commercial management, my involvement goes beyond a traditional QS remit, supporting clients with sales, business development and lead generation, helping them secure work, structure opportunities and convert relationships into live projects, with a commercial and growth-focused approach.The value we bring comes from understanding the full picture. Cost, programme, delivery risk, client relationships and sales process are considered together rather than in isolation. This allows us to act as a trusted commercial partner, particularly for owner-led businesses that lack this support in-house.Alongside this, AQS provides access to aligned professional services including architectural design, project and construction management through in-house and partner businesses. This allows clients to progress schemes with continuity, commercial control and clear accountability.AQS also operates as a holding/advisory platform for aligned operating businesses, including joinery manufacturing and commercial fit-out through Urban Bespoke Interiors, as well as construction and property interests. This ensures advice is grounded in real trading and delivery experience.Typical involvement includes- Commercial management and quantity surveying support- Architectural coordination and project management support- Sales, business development and lead generation support- Acting as a commercial and accountability partner to owner-led and growing businesses- Advising across manufacturing, fit-out, construction and development projects

ABOUT ALEX COCKAYNE
My background is rooted in quantity surveying, having worked on both the contractor and client side of the industry. Over time, that foundation has expanded into estimating, contracting, consultancy, project management and property development, giving me a practical, well-rounded understanding of how projects and businesses operate.That experience now feeds into building and running my own businesses across professional services, manufacturing/fit-out and property helping win work, delivery and build sustainable operations around it.A large part of my day-to-day focus sits around sales, relationship building and long-term partnerships. I prefer working directly with decision-makers, building trust early, being open and honest, and creating relationships that last beyond a single project. Commercial awareness, delivery reality and accountability are central to how I work.Across nearly two decades in the sector, I’ve taken as much from the bad experiences as the good. Those lessons have shaped the businesses I build today and the way I work with others. I’m drawn to people and companies who value collaboration, straight talking and doing things properly, and I aim to build businesses that others are proud to work with, alongside and within.
