   Developed an acquisitions proforma with owner financing, detailed input tables for operating assumptions and other features to streamline the acquisitions underwriting process for future analysts. • Underwrote $75M of potential value-add multifamily properties in the Denver area, to deliver potential returns of 10.00%- 15.00%.• Conducted market research, worked with owners, brokers and potential operating partners to underwrite acquisitions. As well as analyzing owner P & Ls/T-12s and rent rolls to understand the viability of potential investments for the Goshen PE Fund.• Created an internal tool to track operating metrics, return metrics and investor returns. Allowing Goshen to see a 10.52% decrease in OpEx and 23.47% increase in property level returns – a 2.67x return for potential investment partner(s).• Established internal underwriting processes for acquisitions and development, to increase our pipeline to active projects.• Conducted ad-hoc tasks for the development side such as reviewing loan docs, researching affordability requirements for loan & grant programs and limitations for rent/sale assumptions.• Created investment material (decks and memos) for investor presentations, to communicate our strategy and the financial strengths of each investment.
