   As the Ancillary Services Manager I directly oversee Mill Creek’s existing and future revenue streams as well as expense reduction and cost savings initiatives.• Analyze portfolio and entire ancillary income streams to identify areas to increase profitability, enhance resident experience and decrease operational expenditures• Manage and Support existing projects including the Resident Liability Program, Resident Access Program (Security Deposit Alternative Program), Bulk Managed WiFi Program, and other strategic projects as needed• Advise and coach community managers, regional managers, and vice presidents alike in market trends, and areas of opportunity• Work with appropriate parties to negotiate affiliated service contracts and vendor partnerships• Liaise with external business development individuals to identify niche opportunities for portfolio• Continually monitor industry trends, evaluate new products and services for value potential, and participate in industry working groups.• Track and advise on the legal and jurisdictional landscape as it relates to the programs under management• Lead pilot tests of strategies including technology implementations and new vendor relationships• Actively participate in quarterly asset reviews providing support and documentation as needed• Audit and report on current programs, providing vendor feedback and accountability• Work with accounting and vendors to ensure proper execution of the programs• Communicate cross functionally with related departments to provide effective change management
